  1. Get pre-approved with a lender to ensure you’re not looking at properties you can’t afford. When you make an offer and include a pre-approval letter, sellers will see it as a stronger offer. Most Denver area lenders will provide a pre-approval letter free of charge.
  2. Don’t buy a house that is more than you can afford, even if you have been pre-approved for a larger loan. Right now there are lots of great deals in the Denver metro area so you can find an affordable home.
  3. Use a Denver REALTOR®. REALTORS® must belong to a Board of REALTORS® such as The Denver Board of REALTORS® and must abide by a code of ethics. Not all licensed real estate agents in Colorado are REALTORS®.
  4. Learn about the neighborhood you wish to buy your house in. Look into whether home values are declining or increasing. Make sure the schools are good even if you don’t have children. You want to make sure you are making a good investment and protecting your assets.
